- Do I need a survey?

- How long does a survey take? There are
many different types
of land surveys and each requires a different level of involvment
and expertise. Turnaround times vary from 3 days to a month for
typical surveys. GDC is known for it's ability to prioritize and
complete surveys in an efficient and timely manner depending on
an individual clients needs. Please indicate your deadline on
our survey request form
to help us prioritize our schedule.
- How much does a survey cost? Survey fees
generally vary depending on the type of survey and scope of services
needed. The length of time necessary to complete any type of survey
can also vary greatly. A well documented and monumented small
lot with no additional improvements may only take half a day to
complete, but a problematic survey with a lack of controlling
monumentation or mathematical problems with record data will take
much longer. Larger acreage surveys will also take longer due
to the longer distances between controlling monumentation and
additional computations required in the field. Due to the many
variables that affect the total cost of a survey, it is best to
request a specific quote for free via our survey
request form.
- How accurate is a survey? A survey is generally
accurate to within a fraction of an inch depending upon the scope
of survey work being performed. All surveyors must, by law, provide
quality work. All Colorado surveys have technical standards and
error tolerances and Colorado Land Surveyors follow the regulations
established in the Colorado
Revised Statutes.
- What are the qualifications of a Land Surveyor?
A good Land Surveyor must be well rounded as their work will
require them to be part Attorney, part Paralegal, part Archeologist,
part Geologist, part Historian, part Mathematician, and part Consultant.
Surveying is both an art and a science and the Land Surveyor must
have a great ability to ascertain the intentions of prior surveyors
and land owners alike. In Colorado, Land Surveyors are required
to have a combination of education and experience as outlined
in the Colorado
Revised Statutes and be licensed by the state after passing
2 separate days of required examinations.
- Does Great Divide Consulting carry insurance? Yes,
we are insured by The Hartford and proof of insurance can be requested
by phone or email.
- What information do I need to have a survey performed?
Although not much more than a name or an address is truly needed,
the more information the client can provide the better. If easily
available, the client should provide the Land Surveyor with any
documents necessary to identify the ownership, location and condition
of the property to be surveyed, including, but not limited to:
deeds, maps, title information, and permits; and to obtain for
the Land Surveyor the authorization of the owner to enter the
property for the purpose of conducting the work.
